Özet

n İstanbul settlements in development areas show different tendencies according to income level. These places were established as “controlled” “self-enclosed communities” as to get away from negative city conditions and in a controlled natural atmosphere that is created for middle-upper social layer. Emergence factors of gated communities in the basis thesis study is classified an studied in five main groups., which are; urban factors, sociological factors, economical factors, technology and comfort factors and safety factors and will be handled more comprehensively in the statement. It is observed that gated communities developed in two differed courses. In connection with this, gated communities are examined in two groups; in the centre of İstanbul and in lately-developing areas of İstanbul. İn terms of the research above, within the paper depends on the settlement datum of the gated communities situated in downtown and districts that lately developed are studied to argue the reasons of emergence of gated communities. The study depends on the master thesis, prepared at the Department of Architecture, Institute of Science at Yıldız Technical University.
